Our Management Fees are individually tailored to each property or portfolio and range between 11 and 12.5% + vat subject to a minimum monthly charge of £48 inc vat. Our Letting/Administration fee is £354 (295 + vat) for each tenancy. We have a policy of NO LET – NO FEE and don’t ask for any upfront fees. FULL MANAGEMENT SERVICE

  • To source, assess tenants and conduct accompanied viewings
  • Application and reference details on prospective tenants including performing the Right to Rent check to comply with current Government Legislation.
  • Prepare and sign Tenancy Agreement with the tenants
  • Provide the tenant with the How to Rent Booklet along with a check list of other documentation to comply with current Government Legislation.
  • Prepare comprehensive Inventory of the property along with accompanying photographs
  • Take all meter readings and inform all utilities
  • Collection of one months rent and one months bond and registering this with the DPS (Deposit Protection Service) and providing the tenant with up to date Prescribed Information/Terms & Conditions.
  • Collection of rent thereafter and payment into your nominated account via BACS along with Statement
  • Organising EPC, Annual Gas Safety Inspection, Electrical Inspection and Legionella Risk Assessment.
  • Covering any maintenance problems and if necessary arranging any  repairs
  • Final inspection of property and checking of original Inventory
  • Arranging quarterly inspections of the property
  • Liaising with Tenant and Landlord throughout the tenancy

 

FIND TENANT ONLY - FEES STARTING FROM £540 INC VAT (£450 + VAT)

  • To advertise your property in our office, property list and on  www.zoopla.co.uk
  • To source, assess tenants and conduct accompanied viewings
  • Application and reference details on prospective tenants including performing the Right to Rent check to comply with current Government Legislation.
  • Prepare and sign Tenancy Agreement with the tenants
  • Prepare comprehensive Inventory of the property
  • Take all meter readings and inform all utilities (only on move-in)
  • Collection of one months rent and one months bond and payment of any balance after our fee has been deducted into your nominated account



You will be responsible for organising gas and electrical inspections and will need to register your tenants bond generally within 14 days of receipt and give them a certificate for this. Along with the relevant Prescribed Information/Terms & Conditions for the Deposit Scheme you choose to register the tenants bond with.
